Make your current mortgage work better for you.
Lower your payment, shorten your term, take cash out, or take a spouse off the loan. I'll compare options across 120+ wholesale lenders.
Common reasons to refinance
Lower rate or payment
A rate-and-term refinance replaces your loan with a new rate, term or both. It can make sense when rates drop or your credit has improved.
Take cash out
Use your home equity for renovations, debt consolidation or other goals. Most cash-out loans are limited to 80% of your home's value.
Divorce buyout
Keep the house and pay your ex their share. A buyout written into the decree may allow a higher limit than cash-out. Run the numbers.
Drop mortgage insurance
If your home has gained value, refinancing an FHA loan into a conventional loan may remove monthly mortgage insurance.
Shorten your term
Moving from a 30-year to a 15- or 20-year loan can save significant interest over the life of the loan.
Streamline options
FHA Streamline and VA IRRRL programs may let eligible homeowners refinance with less paperwork.
Not all borrowers will qualify. Refinancing has closing costs, and a lower payment over a longer term can mean more interest overall.
Does refinancing make sense for you?
The real question is how long it takes for the savings to cover the closing costs, and whether you'll stay in the home that long. I'll show you that break-even point in plain numbers before you decide.
For Texas refinances, I often close with Kane Title in Plano.
